“It’s one of Nevada’s most unique locations,” says Geoff Gorman, vice president of sales for Harmony Homes speaking about Laughlin, Nev. “It’s 90 minutes from Las Vegas, on the Colorado River, with a bustling gaming strip of its own and a whole lot of small town charm.”
Known for its riverside resorts and outdoor recreational opportunities, Laughlin attracts nearly 3 million visitors each year.
Gorman said Harmony Homes sees a growing demand for new homes in Laughlin, a town of more than 8,000 residents that hasn’t seen many new homes built there in recent years.
For these reasons and more, he said Nevada’s southern-most town is an ideal location for the two newest communities being introduced this month by Las Vegas-based builder Harmony Homes.
Both Harmony Homes communities in Laughlin are made up entirely of single-family homes built on lots that are larger than most new home sites in Southern Nevada.
The first of those new communities is Crossing at Bilbray Ranch. It offers three floor plans ranging from 1,479 square feet to 1,722 square feet. Two- and three-bedroom models are available. Standard features include great rooms, covered patios and courtyards.
The builder’s second community in Laughlin is Manor at Bilbray Ranch. It features larger one-story residences offering up to 2,388 square feet. While three bedrooms are standard, Manor Residence 2388 allows the homeowner to add a fourth bedroom and a third bath. Manor Residence 2593 offers options for a fourth bedroom, casita or home office.
“We designed these homes to offer plenty of room inside, with spacious interiors and incredible options, plus the amenities people need to live an active outdoor life,” says Gorman.
In addition to their oversized home sites, he said popular options at both neighborhoods include boat garages and RV parking.
Prices at Crossing begin at $146,990. Manor begins at $175,990.
“With interest rates hovering around all-time lows, and local home prices still at bargain levels, there’s never been a better time to buy in Laughlin,” says Gorman.
With its location on the Nevada side of the Colorado River, just across the river from Bullhead City, Ariz., Laughlin has long been a popular spot for a wide range of water sports and fishing. In addition, the surrounding desert landscape provides ample opportunity for off-roading and hiking and is just 200 miles from the Grand Canyon. At least six golf courses in three states are within a 30-minute drive from Laughlin.
With more than 10,000 hotel rooms, Laughlin is also the third most popular gaming destination in the state and is known as a popular spot for “snowbirds” (people who like to spend their winters in the mild Nevada climate). In the casinos and out, Laughlin offers all sorts of entertainment, dining and shopping, including a convenient outlet mall.
Laughlin residents also enjoy amenities such as a local bowling center, a town library and a senior-friendly community center that features a wide range of scheduled activities.
The Clark County School District serves Laughlin, which is an unincorporated township within Clark County, as opposed to an incorporated city like Las Vegas or Henderson. Children are zoned to local schools all located within the town limits. They are Bennett Elementary School (kindergarten through fifth grade), Laughlin Junior High School (grades 6 to 8) and Laughlin High School (grades 9 to 12).
According to Gorman, Harmony Homes is selling more homes so far in 2012 than in past years. He attributes the builder’s surging sales to its growing number of satisfied homeowners, as well as the strong locations, quality construction and value being built into every Harmony home. He adds that favorable market conditions – including a shortage of available resale homes in Southern Nevada – have also attracted buyers.
“Since we began in 2008, we’ve put our efforts into gathering customer feedback and incorporating their wants, needs and wishes into our designs. I think the results have been outstanding. Our homeowners appreciate the livability and flexibility of our floor plans and the high level of construction quality,” says Gorman.
Harmony Homes has sold more than 1,000 homes since it was formed in Southern Nevada in late 2008. So far in 2012, it is enjoying its best sales year ever, selling more homes in the first six months of 2012 than it did in all of 2011.
It offers 10 neighborhoods throughout the Las Vegas Valley, with single- and two-story homes priced from the low $130,000s and ranging from 1,559 to 4,900 square feet.
